Lenox-the largest new rental rental rental apartment complex of the city received a thumbs up from members of the Affordable Housing Trust and other city officials during their first public hard hat tour.
The first rental apartment of the Pennrose Developer will be opened in two to three months for successful lottery pre-applicants. The Forge complex is located on the Pittsfield Road on the Pinselwood farm next to the Marriott Hotel courtyard and opposite the mixed complex of use of Lenox Commons from two restaurants, companies, medical practices and condominiums.
The 65 one, two and three-room apartments are located in 13 style buildings. The first three were open to the inspection during the publicly published tour last Friday, which pulled more than 30 visitors, mainly from the town hall and the city committees.
The Community Clubhaus is also almost complete, with amenities such as a conference room, a fitness center, a children's playground and the covered bicycle car park.
The residential units toured on Friday, included cabinet areas, a washing machine/dryer in every unit, a modern kitchen with an electrical range and dishwasher as well as all-electric heating and central air conditioning.
Pennrose is responsible for the costs of water and wastewater service costs, said Pennrose developer Rebecca Schofield. The tenants pay electricity invoices, but there will be a discount on the monthly rent based on a supply authorization – the amount set by the Lenox Housing Authority.

So far, around 100 advance applications have been submitted, including five by Lenox, she said.
With the annual permits of the city assembly in 2023 and 2024, the Community Preservation Committee provided 1 million US dollars to finance the project. Additional federal loans, including a large grant of 3,750,000 US dollars, were also committed.

The units are animal -friendly with restrictions based on the weight of the dog, without “aggressive breeds” and a border of two animals per apartment.
The company will provide a daily real estate manager on site and a maintenance superintendent as well as a hotline for problems that may develop outside of regular business hours.

Apartment renting for 61 of the units is based on 60 and 120 percent of the middle income in the area. Four apartments are reserved for applicants with low income that earn up to 30 percent of the AMI.
The 100 percent area income for the Pittsfield U-Bahn area, including Lenox, is between $ 78,750 for a person and $ 90,000 for a couple, $ 101,250 for a household with three people and $ 112,500 for a four-person household.
