Embrell Architecture + Design opens new office for KS Partners at 130 New Boston St.: NEREJ

Woburn, at Embrell Architecture + Design (EAD) has completed a new home office at 130 New Boston St. for KS Partners, a longtime client and leading commercial real estate investment firm. The project reflects both companies' commitment to creating functional, collaborative and future-oriented work environments.

“This is the first time we have turned a former home into a forever home,” said Jennifer Carrigan, vice president and head of leasing at KS Partners. “Ebbrell guided us through a process that delivered exactly what we needed – functionality, flexibility and an inviting design that supports our employees.”

The process the EAD team uses is space optimization – the intelligent and strategic use of space. Rachel Molé, LEED AP, interior designer at EAD, said they use space utilization studies, test fittings and programming to help clients make data-driven decisions. And while most customers typically have a few internal employees working on a project, KS decided to bring the entire team into the mix. “Involving employees in the design process was a nice change because the KS team knows what works best for them and their skills as CRE professionals added real value,” she said.

Molé touched on several highlights when discussing the design.

Light-filled, collaborative environment: Ebbrell's interior design team developed three color schemes, with KS unanimously choosing a slate blue palette accented with warm wood tones. The design combines brightness and comfort, offering opportunities for connection and collaboration.

Welcoming amenities: The office features an oversized cafe-style lounge/kitchen that doubles as informal gathering and meeting spaces. A new conference center will serve both KS and its tenants.

Distinctive design elements: Polished concrete floors, exposed ceilings, wooden louvered accent ceilings, lighting and carefully selected art – including works by British visual artist Julian Opie and Brazilian graffiti artist OS Gemeos – reflect the owner's appreciation for art and creativity.

Furnishing and functionality: Employees were involved throughout the entire process, including visits to furniture showrooms to see options that maximize style, comfort and productivity.
