An application for the exchange of a two-story residence in the 658 29th street in the Noe Valley area of San Francisco is to be checked in cross-departmental sessions. The plan requires the complete demolition of the existing building and the construction of a three -story single -family houses designed by the architect Gabriel Legaspi.
The current building is estimated in 1884 and is of historical age, but a historical resource evaluation 2024 has eliminated the project as a non-historical resource. The area of Noe Valley was first developed in the 1880s, which made the building part of the first wave of construction for the area. However, the specific property does not meet the requirements that should be taken into account by historical earnings. The reasons include the many repeated changes over the decades, which means that the building represents a coherent historical or contemporary architectural style.
The new plan would build a three -story 3994 square meter residence on the site and significantly increase the total size of the lively space. The layout includes designs for a main residence with four bedrooms, two vehicle parking spaces and one in -law. The plan also includes a covered terrace on the roof with precautions for the future adding of solar collectors.

Despite the inclusion of a self -sufficient ADU, the new building will continue to be classified as a single -family house. Both the main residence and the ADU have access to the garage with additional access to the roofing, the rear deck and the courtyard only through the main residence.
