“I saw the Yaupon enclave as an opportunity,” said Wayne Morgan. “The land was difficult to find because it was hidden. Someone asked me, “Why are you developing in a bubble?” I said, “For me it's not a bubble.” What I saw was large corporations from all over the world moving here. Employees move into the area looking for housing that doesn't exist. There is more demand than supply.”

The homes within the community are built from natural materials and designed to reduce environmental impact and respect the integrity of the land, which is reflected in the development of the community.

“We had a conversation with Jason Holman at Water Control and Improvement District No. 17,” Wayne Morgan said. “They count how much water the house uses and it is not enough to irrigate the common areas. I said, ‘What if we just xeriscaped everything?’ We worked with No. 17 and discussed the process of what we could do to minimize the impact of these houses on the environment.”
