Highland Village Contracts Dean Construction to monitor the Pilot Knoll Park project

The city council of Highland Village appointed a tree manager with the risk of proposed improvements in the Pilot Knoll Park.

Dean Construction received an order during the council meeting on June 10 to act as a construction manager.

The overview

Highland Village employees had worked with Dunaway to design proposed improvements by Pilot Knoll Park. The planned improvements include city documents:

  • Exchange of the Gatehouse entry for the park
  • Improvements in the park's boat ramp
  • Add 16 rentable cabins
  • Further improvements in the warehouse and in the protected areas, e.g. B. the exchange of toilets in the motorhome sector

Dean Construction will now work with preliminary construction services on the project. Based on the contract, the fees for the company's construction manager over a total of 12%, but there are no costs for the city for the pre -construction services, said Toby Baker, a project manager at Dean Construction.

The total fee consists of a construction fee of 3.5% and a fee of 8.5%. This contributes to the payment of the apartment use trailer and superintendent, project manager and foreman.

A context

In 2021, the city sold commitment certificates for improvement and budgeted 6.41 million US dollars for the project per city documents. Dunaway has completed 60% of the design work, which is now supervised by Dean Construction.

In addition, the city's employees brought all the proposed improvement projects into harmony in order to make it more competitive after they had to reject bids as a piece of bids last year, said Phil Lozano, director of parks and relaxation. The city's employees then identified the necessary improvements to the water and sewage infrastructure that increase the overall project costs.

“We have to switch off the services to repair water leaks,” said Lozano.

A preliminary budget for the improvements of the water and sewer to solve problems is around 3.67 million dollars, said Lozano. A construction company could take a year if permitted, said Scott Kriston, director of public work.

According to the city documents, Dean Construction as a risk construction will work on the completion of the design and propose a guaranteed maximum price for the contract.

The construction fee paid to the construction company is based on the guaranteed maximum price, said officials.
