How Palm Beach County protects affordable residential units on the future inventory
Palm Beach County's employees announced that in the next five years they expect the area to lose 1,000 affordable units.
This is due to the fact that affordable housing restriction contracts with developers who have guaranteed a certain number of affordable units for 15 to 30 years should be guaranteed.
It is a step back from the growing task to find the residents' solutions for the real estate crisis.
While it may be too late for the 1,000 units mentioned, I turned to the employees of the district to see what it is to help with the future loss.
I was informed that the commissioners update construction contracts and that the developers have to commit to a longer restriction that will protect the affordable inventory for future developments.
The plan is to take over the 15 to 30 year restriction standard and to increase it to a 50-year restriction.
In January I reported on a Palm Beach County apartment study, in which it was found that the area needed 80,785 new affordable housing units to meet the demand for the 205,195 people who should move to the area over the next 10 years.

“Do we have to remove our way out of this or do we also have to use the existing inventory and make them affordable?” The Commissioner of Palm Beach County, Marci Woodward, questioned during the meeting.
I turned to the community when I worked to find answers.
“You want to stay here, but it's difficult to find a nice place,” said Ivorne Manzo. “Some people are fighting to get through.”
She is the mother of two children who said that she and her partner have rented the same place in the past 10 years.
It helped her budget to pay rent, food, car costs and insurance fees because the apartment crisis is in your thoughts.
“They grow out of the room, but then they look at what they want to get and they won't find that,” said Manzo.
She said the rentals cost around 3,000 US dollars a month and there are not many affordable options for families of 4 like her.
I excavated myself in the problem and found the Palm Beach County Housing Locator Dashboard that there are 9:302 am affordable residential units in the region, but it is unclear how many are currently available.
The commissioners have become creative with their approach to the problem.

Last week to tackle the current real estate crisis in Palm Beach County, Commissioner approved a plan To convert the La Quinta Hotel am Okeechobee Boulevard into permanent apartments for seniors and veterans from the age of 55.
The furnishings offer seniors and veterans 55+, which are about to be homelessness, 114 living room.
Last year commissioners worked on bringing along Mini Cottage Complexes in which residents have social services on site and resources for transport, food banks and career sources that help them find permanent apartments.
“Yes, there is really nothing affordable at the moment,” said Chris Varela.
I met Varela, a single father of two children, in the Phil Foster Park in Riviera Beach. His children are during the spring holidays and said that the park was a free way to spend the day with his family as they budget their finances.

“This is one of the places where you do not calculate you for parking. And that is another thing, no matter where you go, you will charge you to park,” said Varela. “You go to Lake Worth Beach, you go to Boynton Beach everywhere, you have to pay for parking.”
He said his family had fallen into difficult times and lives with his high -ranking mother because she is also financially in a difficult place.
“Did you think about getting another job just to get through?” I asked.
“I've been working 10 hours a day,” said Varela.
His current life situation is to save money because he has a 2-year goal of buying a house.
According to the County Dashboard, 118 residential projects are currently underway.
