Over the last twelve days of 2024, SF YIMBY will look back at each month and reflect on the biggest stories we covered. With the exception of the upcoming SHoP-designed YouTube offices and the completed Verde in Mission Rock, most of our biggest stories in September were related to the planning process. In San Francisco, FORMA Development Design & Management shocked many readers with two narrow 26-story towers. The potential 30-story tower in Redwood City was a shocking potential expansion to San Mateo County's county seat. In Berkeley, updated plans for the California Theater could now reach 23 stories, while the city has approved the second tallest tower in the city's pipeline at 2128 Oxford Street.
Construction of YouTube headquarters in San Bruno is reaching its climax
September 2nd: Construction has reached its peak on phase one of the redevelopment of YouTube's headquarters in San Bruno, San Mateo County. Teams assembled the steel and solid wood frames that form two three-story office buildings designed by New York-based SHoP Architects. San Francisco-based Ellis Partners is the development manager.
Ribbon cutting for the 23-story Verde in Mission Rock, San Francisco
September 4th: Tishman Speyer and the Giants gathered the project team and elected officials yesterday afternoon to celebrate the ribbon cutting of Verde, the 23-story residential expansion in San Francisco's Mission Rock master plan. The green brick-clad tower is the fourth and final structure in phase one of the multi-stage redevelopment of the Giant's 28-acre park area. The building offers 254 apartments and 59 affordable housing units.
Plans for 2115 Kittredge Street, Downtown Berkeley are rising
September 13th: New building permits have been filed for a taller version of the California Theater Housing Tower at 2115 Kittredge Street in downtown Berkeley, Alameda County. The updates utilize Assembly Bill 1287 to achieve 23 stories above street level, while preserving the planned live performance theater and adjusting residential capacity. Gilbane Development, based in Rhode Island, is responsible for the project.
Super-narrow infill for 777 Sutter Street in Lower Nob Hill, San Francisco
September 18th: New plans for a super-sleek residential development have been submitted for 777 Sutter Street in San Francisco's Lower Nob Hill neighborhood. The proposal would create a 26-story apartment building with a few dozen larger apartments on a 35-foot-wide lot. FORMA Development Design & Management is responsible for the application and architecture.
New renderings for 30-story senior apartments at 910 Marshall Street in Redwood City
September 19th: New detailed renderings have been released along with the formal application for a 30-story mixed-use tower at 910 Marshall Street in Redwood City, San Mateo County. The goal of the development is to create a senior care facility with over three hundred units, retail stores and parking in the heart of the county seat. R&M Properties, a Palo Alto-based real estate company, is responsible for the proposal.
New permits for 26-story infill at 896 Folsom Street in SoMa, San Francisco City
September 20th: New permits have been filed for a 26-story residential development at 896 Folsom Street in SoMa, San Francisco. The project aims to transform a small, ten-acre site with over a hundred homes and retail stores at the corner of Folsom and Fifth Streets. FORMA Development Design & Management is responsible for the application. Earlier this week, YIMBY reported similar plans by the same developer at 777 Sutter Street.
Berkeley grants approval for tallest building to date at 2128 Oxford Street
September 23rd: The Berkeley Zoning Adjustment Board has given final approval for a 27-story residential tower at 2128 Oxford Street in downtown Berkeley. The project aims to create 456 larger, student-focused apartments on the western edge of the UC Berkeley campus. Chicago-based Core Spaces is responsible for the application, with planning and CEQA consulting provided by Rhoades Planning Group.
Permits Revived for Wysteria Residences on Russian Hill, San Francisco
September 24th: Updated permits have been filed for the Wysteria Residences project on a vacant corner lot at 1000 Broadway in San Francisco's affluent Russian Hill neighborhood. The application revives plans from nearly two decades ago to add two single-family homes and a semi-detached home. Keith Gapusan from P3 Capital Partners is responsible for the project.
New building permit filed for affordable housing for educators at 750 Golden Gate Avenue, San Francisco
September 30th: New building permits have been filed for the affordable housing project for educators at 750 Golden Gate Avenue in San Francisco's Fillmore District. Once granted, construction can begin to replace formerly state-owned underground parking spaces with an eight-story infill. MidPen Housing is the lead developer and is working with consulting developer Tishman Speyer.
