23springs has arrived. The new 26-story tower from Granite Properties and Highwoods Properties (NYSE: HIW) will soon be on the way from Uptown Dallas, a park on street level and two restaurants.

At 641,563 quadratfoot, it is one of the largest office developments in uptown and according to Granite, the highest with 63% before renting.

The class AA project, which broke on the ground in 2022, comprises a 625,215 square meter tower, two free-standing restaurant buildings with a total of 16,348 square foot and half a hectare park on one of the busiest crossings of Uptown, Maple Avenue and Cedar Springs Road.

Bank OZK is both the building author and the senior tenant, who takes five floors and open a retail bank on the ground floor. “It was a pleasure to work with Granite Properties to bring an architectural performance like 23 Springs to life,” said the President of Bank Ozk, Brannon Hamllen, in the press release.

Sidley Austin LLP will occupy the upper floors, which are summarized by Savills and other tenants in law, finance and real estate.

Two free-standing restaurant buildings want them to be Group here, a hospitality brand that is known for design-forward-forward venues with a global feeling of location.

With 23 springs they bring Élephanten, an upscale Italian restaurant in the coast, the location of which was recently presented in Secret Los Angeles' summary of the best roof bars in the city. The location of Dallas will open in early 2026.

Little Rubys Café, an all -day Australian café, will be debut later this year.

A third restaurant dream is not yet rented.

The mayor of Dallas, Eric L. Johnson, welcomed the project as a “innovative new office development”, increasing green spaces and increasing the position of Dallas as a “first-class business and financial center”.

23springs, designed by GFF with the construction of DPR, bears its double X-brace pillars like a signature. It opens the floors inside and offers a 360-degree view of the city center and downtown Dallas. Six parking levels lie underground outside the visibility and leave the street to the park and the people.

“We are pleased to deliver a new destination for neighborhood with a legendary office, restaurants and a lively park in Uptown Dallas,” said Paul Bennett, Senior Managing Director of Granite. “This project focuses on maximizing productivity, comfort and connection through a unique series of collaborative rooms and amenities.”

The two -story lobby follows an initial approach in the hospitality industry, with a coffee bar and seating areas suitable for informal meetings. Inside, tenants have access to a lounge with a golf simulator, a large conference center and a meeting room, a 4,500 square meter fitness center and an AV-capable outdoor terrace.

A private engine court, parking director, EV charging stations and bicycle storage contribute to the equipment package.

Scott Parel and Angela Zambrano said that the move to 23 Springs reflects the continued growth of the company. In the announcement, Zambrano said that the location on the top floor offers “a larger, state -of -the -art space that offers the amenities of hospitality that will appreciate and enjoy our customers, lawyers and specialists in the coming years.”

The lobby is anchored by the largest interactive video cone in Dallas-a 26 foot high, 47 feet wide installation, which envelops a corner and reacts to movement.

The Volvox Labs based in Brooklyn based in Brooklyn and made by Planar, the contents of the wall cycles by four topics “worlds” underwater abstractions, holy garden, surrealistic fauna and icon through steps that denote sprout, growth and pollination.

The display can also be used for live TV, films or custom welcome screens.

23springs is fit and designed for Leed Silver, with 14 feet high windows, internal air filtration, rainwater harvest and low currents with a low river, which reduce the use of interiors by 50% and energy consumption.

With a walk score of 93, the tower is located near the crescent moon, Stanley Korshak, dinner and retail and the Katy Trail. Leasing is treated by granites internal Team Robert Jimenez, Burson Holman and Elizabeth Fortado.

“We could not be more satisfied with the partnership and the progress that we achieved with granite with 23 springs,” said Ted Klinck, President and CEO of Highwoods. “Earlier leasing pulse … reflects the strong demand for well -made and pendulating jobs in Uptown Dallas.”
